Property

The property has three separate buildings; the Inn with 9 lodging rooms/suites, common room, restaurant, outdoor deck for summer dining, and tavern; a house, used as owner/manager quarters or rental property; and a detached two-story garage. The Inn is a 7,000 sq ft frame structure with one and two-story sections. It was originally built as a dwelling and converted to a lodging property in 1949.

Current owners have made many renovations since purchasing the Inn in 1987, including renovating the 3 bedroom, 2 bath owners’ quarters. They continue to improve the property each year.

Restaurant

The Restaurant seats up to 60 patrons year-round and currently offers reasonably priced food including a variety of pub fare. The restaurant is licensed for 60 patrons. The restaurant is located in the middle of the building with 13 tables and wall-to-wall carpeting.

Tavern

The Tavern offers seating, year-round, for approximately 45 with nine tables and seats around the bar. In summer, the outdoor deck overlooking the pond offers additional seating for 25 and a beautiful spot for outdoor dining, parties and relaxing. There are also picnic tables on the lawn surrounding the pond.

Lodging

The Inn is licensed for 65 lodging guests. Rooms range from accommodations with private baths, small refrigerators and cable television to basic bunk-style rooms with shared baths. They vary in size from one or two-person occupancy up to six.

Owners’ Quarters — Rental Property

Located across the parking lot from the Inn is a house with three bedrooms, two baths and a loft. A farm house, circa 1820 — it was renovated in 1987. The house has been used as owners’ quarters and as an income-producing rental property. Because it is a separate building, it provides more privacy than many typical owners’ quarters.

Grounds

The property includes a large backyard with a stream-fed pond and direct access to hiking and biking trails. A short trail leading around the pond is perfect for a hammock and lounging chairs. This area is currently licensed for alcohol consumption. It is a great venue for outdoor parties, small events (up to 500 people) and activities such as volleyball and horseshoes — or just relaxing by the pond. In the winter, the back yard is used for additional parking.

Common Area

The living room offers a comfortable place to relax and socialize with cable television, VCR, a wide selection of books and a toy area for younger children. This area is used by inn guests and dining patrons.

Kitchen

The commercial kitchen supports the main dining room and the tavern dining area. It includes a 3 door refrigerator, 3 door refrigerated sandwich unit and 8 burner True stove with griddle, oven and convection oven, fry-o-lator, grill and dishwasher. Hood system has been recently reconstructed with up-to-code ansil system.

Barn-Style Garage

The property also includes a 24′ x 40′ two-story barn-style garage, built in 1987 and freshly painted in the summer of 2010. With two overhead garage doors, it is ideal for storage and makes an excellent staging area for outdoor events in the summer. The garage has electricity and a small wall unit heater upstairs, which heats an insulated, rough-finished room.
